$40.00 Credit Application Fee Per Person over 18 years of age.  ALL APPLICATION FEES ARE NON-REFUNDABLE

 

RESTRICTED DOG BREEDS: Pit bull, Rottweiler, Doberman Pinscher, Presa Canario, Dingo, Wolf hybrid,
German Shepherd, Akita, Chow, Alaskan Malamute, Husky and Staffordshire Terrier.  Please check for specific pet regulations on the property in regard to weight and types of pets allowed.  ALL pets must be over the age of one and spayed/neutered- NO EXCEPTIONS.


Advantage Property does run multiple applications and there may be more than one submitted for the same property.  The applicants with the highest score will have first option at a lease.  There can be delays of many days with contacting landlords and employers.  To get an updated status, please contacterin@advantagepropertymgmt.net

 

Any applicant that is declined will have the deposit returned within 7 business days with a denial letter of explanation. If applicant is accepted with a co-signer, the property will be held for 24 hours while applicant obtains an approved cosigner.

 

If a co-signer is not approved or applicant fails to find a co-signer, the property will no longer be held and the
deposit will be returned within 7 business days.

 

Upon acceptance, applicants will have 48 hours to enter into a lease agreement, or they will forfeit the property and security deposit.

 

Advantage Property shall represent Landlord as Landlord’s Agent and shall treat the tenant as a customer.

 

 

Disclosure Regarding Background Investigation

Advantage Property Mgmt (the Company) may obtain information about you from a consumer reporting agency for tenant screening purposes. Thus, you may be the subject of a consumer report and/or an investigative consumer report which may include information about your character, general reputation, personal characteristics, and/or mode of living, and which can involve personal interviews with sources such as your neighbors, friends, or associates. These reports may contain information regarding your criminal history, social security trace, employment and education references, credit history, professional licenses and credentials. You have the right, upon written request made within a reasonable time after receipt of this notice, to request disclosure of the nature and scope of any investigative consumer report. Please be advised that the nature and scope of the most common form of investigative consumer report obtained with regard to applicants for residency is an investigation into your education and/or employment history conducted by Background Info USA, 9990 Coconut Road Suite 314, Bonita Springs, FL 34135, Phone: (800) 403-4398, Fax: (800) 383-7187, or another outside organization. This Disclosure and Authorization allows the Company to obtain from any outside organization all manner of consumer reports and investigative consumer reports now and, if approved for residency, throughout the course of your tenancy to the extent permitted by law. As a result, you should carefully consider whether to exercise your right to request disclosure of the nature and scope of any investigative consumer report.

 

New York and Maine applicants or residents only: You have the right to inspect and receive a copy of any investigative consumer report requested by Advantage Property Mgmt by contacting the consumer reporting agency identified above directly.

Acknowledgment and Authorization

I acknowledge receipt of the DISCLOSURE REGARDING BACKGROUND INVESTIGATION and A SUMMARY OF YOUR RIGHTS UNDER THE FAIR CREDIT REPORTING ACT and certify that I have read and understand both of those documents. I hereby authorize the obtaining of consumer reports and/or investigative consumer reports at any time after receipt of this authorization and, if I am approved for residency, throughout my tenancy. To this end, I hereby authorize, without reservation, any law enforcement agency, administrator, state or federal agency, institution, school or university (public or private), information service bureau, employer, or insurance company to furnish any and all background information requested by Background Info USA, 9990 Coconut Road Suite 314, Bonita Springs, FL 34135, Phone: (800) 403-4398, Fax: (800) 383-7187, another outside organization acting on behalf of the Company, and/or the Company itself. I agree that a facsimile (fax), electronic or photographic copy of this Authorization shall be as valid as the original.

 

California applicants only: Please check this box if you would like to receive a copy of an investigative consumer report or consumer credit report if one is obtained by the Company at no charge whenever you have a right to receive such a copy under California Law.
